At this time Seaburn was called Sea Lane and the photo taken from the tram terminus shows Whitburn Road before it was developed. Whtburn was then a small village in the distant landscape.

There were four beaches at Roker. The first between the inner pier and the outer (new) pier was not clean enough for much bathing, the second between the new pier and Holey rock was the original Roker beach and promenade, overlooked by the old Roker Hotel, the third and fourth extended past Holey rock and they are shown in this photo The beaches became separated by headlands at very high tides.The much larger beach at Seaburn started beyond the headland in the distance.
In the 1920's a "day at the beach" became increasingly popular and the crowds started to use Seaburn which soon became the new modern resort without disturbing Roker's Victorian image.
